Homes — Buying
Buy an available online house at its front door. The home then belongs to your account, while the character who bought it uses one of that character’s three purchase slots in that region.
Buy a home
- Sign in with a registered account and an online character.
- Inspect the front door of an available house and choose its purchase offer.
- Check the quoted price and confirm. Payment uses your purse and the Bank of the Empire account together.
- Set the door's entry permission. A newly purchased home starts Private.
The same building cannot belong to two online owners. An offline purchase does not claim the building online. A home given by a knightly order remains tied to its knight rather than becoming an ordinary account-shared purchase.
Online purchase prices
| Price component | Value | How it applies |
|---|---|---|
| Footprint rate | 300 gold per m² | Uses the ground area of the building's model. |
| Town multiplier | 1–2.75 | Larger towns increase the price. |
| Rounding | Nearest 100 gold | Applied after the footprint and town multiplier. |
| Minimum home price | 5,000 gold | Applies after rounding. |
| Maximum home price | 250,000 gold | Applies after rounding. |
| Guild hall price | 1.5 times the home price | Paid from the guild treasury; at most 375,000 gold. |
The town multiplier depends on the square root of its block count. These are source-calculated examples for a 100 m² footprint, before any different footprint changes the quote.
| Town layout | Blocks | Town multiplier | Example home price (gold) |
|---|---|---|---|
| 1 × 1 | 1 | 1 | 30,000 |
| 2 × 2 | 4 | 1.25 | 37,500 |
| 3 × 3 | 9 | 1.5 | 45,000 |
| 4 × 4 | 16 | 1.75 | 52,500 |
| 5 × 5 | 25 | 2 | 60,000 |
| 6 × 6 | 36 | 2.25 | 67,500 |
| 7 × 7 | 49 | 2.5 | 75,000 |
| 8 × 8 | 64 | 2.75 | 82,500 |
An offline house uses Daggerfall's original price instead. Its price is not a quote for the same building online.
Sell a home
The standard buy-back pays 85% of the home purchase amount recorded as paid. For example, a home bought for 100,000 gold returns 85,000 gold for the deed. Uncollected rent is paid with the sale where applicable.
| What the home contains | Sale treatment |
|---|---|
| Paid catalogue decorations | Return half the recorded decoration cost, rounded down for each piece. |
| Station or trader licences | No licence refund. |
| Your displayed items | Returned as items rather than sold for a decoration refund. |
| Delivered furniture | Returned to Your things rather than added to the carried pack. |
| An active room tenancy | Blocks the sale until the tenancy ends. |
| Contents that cannot be returned safely | Must be cleared before completing the sale. |
Read the sale confirmation for the actual deed, decoration and rent totals. Do not use the current footprint quote to estimate the refund on an older purchase.
Transfer to another player
A direct offer can sell or give a purchased home to another account. The buyer must still have a free purchase slot in the home’s region. An offer lasts 3 real days; a gift can use a price of 0 gold.
| Transfer rule | Result |
|---|---|
| Keep decorations | The offer includes the furnished layout. |
| Keep stored items | Requires keeping decorations as well. Check exactly what is included before accepting. |
| Active tenant | The transfer is blocked while the tenancy runs. |
| Trader with open stock listings | Clear the stock before transferring. |
| Stored or displayed belongings excluded from the offer | Clear them before transferring. |
| Knightly-order awarded house | Cannot be transferred as an ordinary purchased home. |
The character who originally bought the home makes the transfer offer. This differs from ordinary account-wide management and sale. See Decorating, Hired traders and Renting rooms before clearing a furnished property.
Regions beyond the Bay
The same three-homes-per-region limit applies beyond the Bay. Cyrodiil Map houses, Imperial City Map houses and homes in island towns can be bought; the Imperial City Map’s castle is excluded. Offline bank and knightly-order purchases also check the three-house regional limit.
